The Project:
Engage with the owner to further their interests and monitor the project's completion mid-stream in the midst of a contractual dispute between the owner and original general contractor. Suffice it to say, R. Magliozzi took over the project on or about May 6, 2005 and brought the project to its substantial completion on August 3, 2005, despite a difficult process which included re-negotiating under R. Magliozzi of some 23 subcontracts and 20 purchase orders, all while maintaining momentum on the project. We successfully exceeded all expectations of the project owner, the restaurant opened for business on September 6, 2005.
R. Magliozzi was initially retained by the owner on the project mid-stream in the capacity of owners agent to aid the owner and legal team in project completion, review of payables management, cash flow projections, scheduling, evaluation of many equitable adjustments sought by the original contractor and subcontractors, claims assessment and mitigation of damages. This project was unique in that it involved a great deal of coordination to ensure compliance with the project's completion schedule.
Unfortunately, the owners had incurred a substantial increase in the projects overall original budget due to the replacement of the original contractor, however, the management team, wherever possible sought the most efficient cost effective manner of performance to mitigate the effect to the owner's budget.
The China Sky remains a fixture in the Winchester Community and is best described as a warm comfortable and elegant place to dine.
